The bottom line: Financial District is one of NYC’s most desirable office submarkets—but you, of course, know that. What’s new, however, is that this area is also NYC’s most affordable submarket—along with Harlem and City Hall.

It’s no secret that the office rental rates citywide are steadily increasing. The average asking rent in Midtown, for example, has rolled over $100 per square foot. On the other hand, vacancy rate there has also grown. Now, with Financial District, it’s the other way around. The median asking rent for office spaces in Financial District listed on Agorafy is moderate $57 per square foot. But then the competition for office prime space there is stiffer.
